As a second-generation realtor in this area, Jessica Canning was raised knowing the ins and outs of a good deal. The Canning Family first came to this area in 1988, starting in Pacific Grove and eventually over to Pebble Beach. Jessica graduated from Stevenson School and got her degree in Economics from Santa Clara University, building what would become a strong background in finance, analysis and value propositions. Upon graduating, Jessica worked at Dow Jones as the Global Research Director, focusing on venture capital, private equity and black box trading data analysis. This proved to be an invaluable skillset that was easily transferred to real estate when she moved back home in 2011.
The combination of local knowledge, deep roots in the community, insightful data analysis and a passion to help people, have resulted in over $1B in sales in just over a decade. The lessons learned in growing up in this area extend beyond math and the classroom. She has always been a competitive athlete and team player and has approached developing the Canning Properties Group talent just like when she went to the State Semi-Finals in Basketball for Stevenson—hire talented people with a diverse skill set, support them with people equally driven, and you’ll get a winning team. In addition to being nominated as a Top Innovator by Inman news, Canning Properties was also the #1 team in Sotheby’s International Realty for 2020, 2021 and 2022.
Some of the best advice she has given on real estate investing is that land is typically an appreciating asset, whereas structures are a depreciating one (in need of constant investment for repairs and improvements). Buy the best dirt you can afford. From a seller’s perspective, this is also why it’s so important to make the property and house look as appealing as possible—the buyer will pay a premium for a quality house. Jessica is deeply passionate about providing thoughtful advice and the best possible service to our clients.
When not out helping clients, Jessica’s favorite activities include walking her two Cavalier King Charles Spaniels, Robbie and Mia, on Carmel beach, wine tasting in the Village, art classes along the coastline, going on adventures with her nieces and nephew, or playing a round or two on the course. She feels profoundly lucky to be able to work with her family, helping people through the entire sales process, in one of the most stunning places in the world. It’s a dynamic and constantly shifting career, made all the more fun in this remarkable area.
