Our town is buzzing in anticipation of the upcoming 2019 US Open at Pebble Beach Golf Links.  What’s your plan for the week?  For all things Open related including tee time schedules, a map of the course, and information regarding transportation, please visit https://www.usopen.com.  Head over to https://www.usga.org/content/usga/home-page/2019-us-open-tickets.html to secure tickets - don’t miss out on an incredible week of golf!  The local real estate market experienced a quiet but productive week as all focus remains on the upcoming tournament (totaling 5 new sales, 5 closings in our subject regions).  Below please find our update from the week:

Pebble Beach kept the pace this week with 4 closed escrows and 3 new sales.  The closing included an updated vintage Mediterranean in Country Club West on the market for 6 weeks (sale price: $2.315M, 1% off list price), a 70’s built modern style log cabin in Country Club West which sold for 6% off the list price at $2.25M (DOM = 11), a dated custom home in the Upper Forest (sale price: $1.85M, 7% off the list price, DOM = 133), and a remodeled rancher near MPCC which sold for 6% off list price after 1 week on the market (sale price: $1.4M).  New sales in the region were as follows: a sprawling estate with views of Cypress Point near the Lodge went into contract after 3 months on the market (list price: $7.4M), a 90’s-built ranch style home tucked away on a quiet street across the road from MPCC which was listed for just 4 days (list price: $1.395M), and a single-family home in Sunridge Pines which was on the market for 1 month with an ask of $1.249M.

The only activity in Carmel this week was 1 new sale: an ocean view contemporary on a double lot in NE Carmel reached mutual acceptance off-market with an ask of $4.295M.

We had one closing and one new sale in the Highlands this week as the region has been slowly picking up the momentum as of late.  A recently built craftsman with a reverse floorplan and ocean views sold for 3% off the most recent list price (of 26% off the original list price) at $2.7M after coming on and off the market over the past couple of years.  The new sale in the Highlands this week was a remodeled 80’s-built contemporary which has been flipped a couple of times over the past year-and-a-half and went back into escrow off-market with a list price: $1.749M.

There was no activity to report in Quail or the Preserve.
