We had 3 closings and 3 new sales in Pebble Beach this week. Closings included a dated ocean view condominium at Spanish Bay Circle which sold for 4% off list price after 3 weeks on the market at $3.75M, a charming Traditional home ideally appointed in Country Club East with a sale price of $1.6M (Canning Properties Group sale, a 6% discount off most recent list price or 11% off the original list price, DOM = 52), and a California Ranch style home on coveted Ocean Road in Country Club West sold full price at $1.295M after 2 days on the market. New sales in Pebble were the 2nd Canary Cottage – a historic ocean view manor in the Upper Forest which served as the 2nd discrete gambling casino in the area in the 1930’s (list price: $5.895M, DOM = 352), a 90’s-built English Tudor style home near MPCC on the market for just 1 week (list price: $3.599M), a cozy updated vintage Farmhouse on the 3rd tee of the Shore Course (list price: $1.695M, DOM = 37),
Carmel also maintained the pace with 3 closed escrows and 4 new sales. The closed escrows in Carmel this week consisted of a Contemporary home on a double lot near town in NE Carmel which sold off market for a 6% discount off list price ($4.05M), a cozy vintage bungalow on the edge of the Golden Rectangle and Carmel Point which sold full price at $1.895M (DOM = 11), and a renovated 1930’s-built cottage on a double lot in NE Carmel (sale price: $1.55M, 3% off list price, DOM = 16). New sales in Carmel included a newly constructed Traditional home on a large lot in Hatton Fields (list price: $3.149M, original list price: $3.495M, DOM = 126), a renovated Mid Century Contemporary with a rooftop deck and ocean views in Hatton Fields on the market for just 3 days (list price: $2.25M), a cute updated circa ‘40’s cottage in NE Carmel on the market for 4 days with an ask of $1.46M, and a remodeled Ranch style home in Hatton Fields reached mutual acceptance with a list price of $1.445 after a reduction from $1.499M (DOM = 115).
Quail Lodge had 1 closing this week – a partially updated late ‘60’s build overlooking the lake at the Lodge/Golf Club which clocked in at $1.7M, a 5% discount off the most recent list price or 13% off original list price (DOM = 84). There was no other activity to report in Quail or the Preserve.
