It was an action-packed and fun filled Halloween Week in Carmel; our town swarmed with packs of trick-or-treaters decked out in incredible costumes! Across our regions, it was an eventful week with activity across the board in all of our sub-areas. We hope you had a Spooktacular week and enjoy the weekend. As always, a few highlights from the week below.
 

Pebble Beach rang in 3 closed escrows and 2 new sales, and the area continues to be hot in the $1M-$2M price bracket. The 3 closings included a custom-built contemporary in Upper Forest (sale price $1.575M, 4.5% off list price, DOM = 18), a partially remodeled ranch style home on the market for less than 2 weeks (sale price: $1.25M, 3.0% off list price), and an updated home constructed in the 1960’s which sold for 14.2% off list price at $1.025M (DOM = 84). There were 2 new sales in Pebble as well: a dated home in the Upper Forest went into contract after a little over a month on the market (list price: $1.195M) and a dated single level home listed for $1.15M (DOM = 53). 

Canning Properties Group is honored to represent the seller and buyer of the top closed escrow in the vicinity this week – 2848 Santa Lucia Avenue. This stunning remodeled masterpiece was built in 2017 and boasts panoramic views spanning from Carmel River Beach to Point Lobos (sale price: $5.745M, 11.5% off list price, DOM = 381). Four additional closings clocked in this week in Carmel: a 1930’s-built remodeled home close to town/the beach in NW Carmel on the market for a week (sale price: $2.375M, 0.8% off list price), a custom-build near Carmel High School at the northernmost end of Mission Trail Park (sale price: $1.8525M, 7.1% off list price, DOM = 180), an adobe in Carmel Point on the market for 1 month (sale price: $1.85M, 1.9% off list price), and a cottage in NE Carmel (sale price: $1.825M, 2.7% off list price, DOM = 101). We report 1 new sale in Carmel this week: a Country English cottage in NE Carmel on the market for 140 days (list price: $1.995M). 

Quail Lodge rang in 2 closed escrows – a single level home on the market for less than a week located on the 15th Fairway sold for $1.925M (6.1% off list price) and a 2-level condo on Valley Greens Circle recorded for 4.5% off list price at $855K (DOM = 109).

Carmel Highlands picked up the pace this week and reported 2 closings and 1 new sale. A fixer-upper on Ribera Road sold for full ask after less than a week on the market (sale price: $1.595M) and a cabin in need of TLC near the Highlands Inn closed for 7.8% off list price at $825K (DOM = 47). Reporting more movement on Ribera Road this week, a partially updated home with a reverse floorplan went into contract after 2 weeks on the market (list price: $1.595M).
