We saw 10 closed sales this past week: 4 in Pebble Beach, 3 in Carmel, and 3 in Carmel Valley - ranging from $1.59M to $4.05M, with volume holding steady week-over-week. Inventory picked up with 17 new listings coming to market, above average, while 3 properties were pulled. At the same time, 5 homes went under contract, showing buyers are active but selective. As we move into April, this wave of new inventory is likely sellers positioning ahead of the spring window. If demand keeps pace, the market stays balanced—if not, expect a wider gap between homes that are dialed in and those that miss.
