The week commences with Concours on the Avenue, where contenders are displayed on Ocean Avenue in downtown Carmel by the Sea on Tuesday, 8/13 from 10:00 AM – 5:00 PM. The action-packed festivities wrap up with the main event, the “Concours d’Elegance”, which is held on the picturesque 18th Fairway at Pebble Beach on Sunday, 8/18 from 10:30 AM – 5:00 PM. Pebble had 2 closings and 3 new sales this week: a recently constructed ocean view Spanish style villa across the street from MPCC sold for 2% off most recent list price or 9% off original list price ($4.55M) after 6 months on the market, as did a ‘70’s build on a cul-de-sac in the Upper Forest (sale price: $1.21M, 3% off most recent list price or 7% off original list price, DOM = 37). New sales included an 80’s built ocean view compound with separate guest quarters in Central Pebble which was on the market for a year (list price: $5.495M, original list price: $6.95M), a newly remodeled traditional family home with a comfortable floorplan (list price: $1.749M, original list price: $1.895M, DOM = 57), and a dated adobe on the 8th Fairway of MPCC’s Dunes Course which was on the market for just 3 days (list price: $1.188M).
Carmel experienced a productive week yet again with 8 closed escrows and 3 new sales. Closings included a rebuilt modern home sited a few blocks from Carmel Beach (sale price: $2.95M; 8% off most recent list price or 10% off original list price) which was on the market for 3 months, a sizeable home on an oversized lot across the street from Sunset Center (sale price: $3.0725M; 2% off most recent list price or 12% off original list price, DOM = 217), an updated overbuilt vintage home in the Golden Rectangle (sale price: $2.325M; 1% off list price, DOM = 56), a Mid-Century Modern cottage on an oversized lot near town (sale price: $1.92M, 4% off most recent list price or 13% off original list price, DOM = 167), a cute move-in-ready Contemporary cottage in NE Carmel which was on the market for just 5 days (sale price: $1.845M, 1% off list price), an ocean view condo on Mission & 4th in NW Carmel (sale price: $1.265M; 2% off most recent list price or 9% off original list price, DOM = 65), and a cozy 700 square foot Mid-Century Modern near Mission Trail Park which closed for $875K (full price – most recent list price, or 5% off original list price, DOM = 55). The 3 new sales in Carmel this week consisted of an oversized vintage cottage located 2 blocks from the beach which was on the market for 2 weeks (list price: $2.695M), an updated 1940’s-built cottage in NE Carmel (list price: $1.499M, DOM = 20), and a classic vintage beach house near downtown Carmel which was on the market for less than 2 weeks (list price: $1.2M).
There was 1 closing in the Highlands this week – an oceanfront home in the private enclave of Otter Cove, which clocked in at 3% off most recent list price or 9% off original list price ($5.295M) after 5 months on the market.
