Pebble Beach remained productive with 4 closings and 2 new sales this week.  A newly built Mediterranean near MPCC sold for 20% off original/9.5% off the most recent list price at $3.6M this week (DOM = 240) as did a Comstock inspired 1930’s build (sale price: $2.595M – full price, DOM = 2), a single-level fixer (sale price: $1.404M, 4% off the list price, DOM = 9), and a similar traditional style product (sale price: $1.2835M, 3% off the list price, DOM = 121), all of which were located in Country Club West.  Canning Properties Group is honored to represent the top new sale in Pebble this week – Casa Ladera, an iconic estate with magnificent grounds overlooking Carmel Beach and Stillwater Cove, which went into escrow after 3 months on the market (list price: $16.5M).  The other new sale in Pebble this week was a dated ocean view condominium unit at Spanish Bay, which went into contract after less than 1 month on the market with a list price of $3.9M.

 

Carmel also experienced a steady week with 3 closed escrows and 3 new sales, all below the $3M mark.  Closings included a Craftsman-style home in the Golden Rectangle (sale price: $2.5M, 7% off the list price, DOM = 122), a comfortable single level in Hatton Fields (sale price: $2.435M, 4% off the list price, DOM = 38), and a cottage off Carpenter Street in NE Carmel which clocked in full price at $1.025M after 1 week on the market.  New sales consisted of a beautifully remodeled cottage near Mission Trails Park which went into contract off-market (list price: $1.895M), a tiny 1 bed/1bath in NW Carmel (list price: $1.15M, DOM = 206), and a cozy cottage in NE Carmel which was on the market for less than 2 weeks (list price: $985K).

 

The Carmel Highlands front line woke up this week – a rebuilding opportunity with frontage on Ribera Road closed for $5.2M (17% off original list price or 10% off most recent list price) after 9 months on the market and a contemporary glass home sited on Wildcat Cove went into escrow with an ask of $9.7M after coming on and off the market over the past year and a half.  The other new sale in the region this week was a cute 1960’s-built renovated home in Carmel Meadows which was on the market for 2 ½ months and listed for $2.298M.

 

There was no activity to report this week in Quail or the Preserve.
