Pebble wound down this week, clocking in just 3 closed escrows and no new sales.  Closings included a polished Contemporary cabin in the Macomber Estates neighborhood which sold for $4.6M (a 11% discount off most recent list price or 20% off original list price) after 8 months on the market, an updated ‘70’s-built ocean view Contemporary in the Upper Forest (sale price: $1.78M, 6% off list price, DOM = 44), and a remodeled vintage hacienda near MPCC sold for just 1% ($1.333M) off list price after 3 weeks on the market.
 
Carmel had an eventful week, reporting 5 of the 8 total closings and 6 of the 7 listings going into contract this week.  The closed escrows in the region this week were: a tasteful move-in-ready cottage in the Golden Rectangle which clocked in at $2.775M after 5 months on the market (7% off most recent list price or 13% off original list price), a 1950’s-built Hatton Fields compound on ¾ acre which was on the market for 2 months (sale price: $2.85M, 2% off list price), an updated family friendly home on Highway 1 (sale price: $1.6M, 5% off most recent list price or 15% off original list price, DOM = 37), a cute cottage with whimsical gardens near Forest Hill Park in NW Carmel (sale price: $1.463M, 9% off most recent list price or 15% off original list price, DOM = 60), and a cozy and creative vintage cottage in inner NW Carmel which was on the market for less than 2 weeks (sale price: $1.257M; $57K+ above ask).  New sales in Carmel this week included a sizable ‘80’s-built Contemporary on a 30,000 square foot lot in Hatton Fields with views of Point Lobos and the Mission (list price: $2.975M, DOM = 181), an updated vintage Farmhouse in NE Carmel which was on the market for less than 2 weeks (list price: $2.127M), an oversized English style home on an extra wide lot in NE Carmel (list price: $1.895M, DOM = 235), a dated cottage in the Golden Rectangle which went into escrow 2 days after it hit the market (list price: $1.65M), a partially updated circa 1950’s home located 3 blocks from town (list price: $1.05M, original list price: $1.395M, DOM = 129), and a cute Mid-Century home in NE Carmel with easy access to Hwy 1 which was listed for 2 months (list price: $995K).
