Pebble had a strong week while Carmel slowed with only one new sale this week. If you are in town this weekend stop by our open house at Casanova 2SW of 13th- a charming fixer close to town and the beach. As always, highlights from the week below.
Pebble Beach had 6 closed escrows and 4 new sales this week. The top closed escrow came from Riata Road, an estate that has been on and off the market since 2016, closed at $8.77M (11% off list price). The other closed escrows included an estate on a corner lot near the Lodge that closed at $3.35M (1% off list price), a home on Broncho Road along the 1st fairway at MPCC Shore Course that closed at $3.2M (12% off list price), a modern ocean view home in Country Club east that closed at $1.6M (6% off list price), a home in Upper Forest with ocean views that closed at $1.5M (8% off list price), and a single story home in Central Pebble that closed at $1.145M (4% off list price). The top new sale was a contemporary with huge ocean views on Riata Road and had been on the market over a year- listed at $5.96M. The other new sales were an English Tudor home in Country Club East listed at $1.699M, a fixer in Upper Forest listed at $1.095M, and a Mid-century fixer with views in the Upper Forest listed at $895K
Carmel had a slower week with 4 closed escrows and only 1 new sale. The top closed escrow was a large Craftsman in Southeast Carmel that closed at $3.55M (6% off list price) after only a week on the market. The other closed escrows included two lots totaling 1.25 acres which included a turnkey remodel in Hatton Fields that closed at $2.5M (35% off list price), a renovated cottage in Northeast Carmel that closed at $1.585M (1% off list price) and a fixer on Carmel Point with a guest house sold at full ask of $1.495M. The lone sale this week came from Northwest Carmel- a Tuscan Style cottage listed at $2.175M.
The Highlands had a good week with 3 closed escrows. The top closed escrow was a Contemporary on Cuesta way just steps to the beach that closed at $3.7M (10% off list price). The other two closed escrows included a contemporary with ocean views on the west side of the highway that closed at $1.9M (4% off list price) and a bright contemporary on the East side of the highway that sold for 5K over ask after just 2 days on the active market.
Quail’s one sale this week was a remodeled home on the golf course listed at $1.795M. Quail Lodge continues to be a hot market with all active listings going into escrow in less than a week.
