This weekend we celebrate “En plein air”, or the art of painting outdoors at the 26th annual Carmel Art Festival.  The 3-day event showcases 60 artists specifically chosen for the festival including a “Sculpture in the Park” exhibit featuring several of Carmel’s local galleries.  Head over for a stroll in Devendorf Park to enjoy live music and art in a setting sure to invoke the creative mindset.  Admittance is free.  We hope you enjoy your weekend in Carmel; as always an update from this week’s real estate market below:

Pebble Beach had a quiet week, reporting no closed escrows and 1 new sale – a newly constructed warm Contemporary sited on the 7th green of Poppy Hills, which was on the market for 3 months (list price: $6.995M). 

 

Carmel continues to be on a hot streak with another productive week ringing in 7 closings and 1 new sale.  The top closed escrow was a Contemporary ocean view home in Carmel Point which sold for 9% off the most recent list price (or a 15% discount off the original list price) after almost a year on the market.  Canning Properties Group is honored to represent the buyer of a sophisticated Modern rebuild just a few blocks from Carmel Beach, which went into escrow within just a few days of hitting the market and closed for 1% off list price at $4.195M.  The remaining 5 closings this week in the region were: a recently built Mediterranean inspired cottage in the Golden Rectangle after 3 months on the market (sale price: $2.9M, 3% off list price), an updated Contemporary style 60’s build located off the beaten path (sale price: $2.225M, 3% off list price, DOM = 74), a remodeled vintage Modern farmhouse on an oversized lot in NE Carmel (sale price: $2.07M, 1% off most recent list price or 8% off original list price, DOM = 77), a renovated 1930’s built cottage on a quiet cul-de-sac in SE Carmel (sale price: $1.8425M, 1% off most recent list price or 7% off original list price, DOM = 18), and a remodel opportunity in NE Carmel which went into contract after 6 weeks on the market ($1.15M, 1% off most recent list price or 7% off original list price).  The lone new sale this week in Carmel was a vintage post adobe overlooking the Carmel River Lagoon in Carmel Point which previously fell out of escrow (list price: $2.995M, DOM = 77). 

 

There was 1 new sale in the Highlands this week – a recently built traditional ocean view home perched atop San Remo Road which went into contract after coming on and off the market over the past 2 years (list price: $2.795M).
