This weekend we celebrate Doris Day’s birthday with 3 days of fun-filled events at the Cypress Inn and Carmel High School Center for Performing Arts.  A singer, actress, and animal lover, Day turns 97 on April 3rd.  Festivities include screenings of her classic films, live concerts and entertainment, an auction/raffle, and animal adoptions.  For more information regarding the party this weekend, visit https://www.dorisdayanimalfoundation.org/doris-days-97th-birthday-event.  We hope you have a nice weekend honoring this special member of our local community.  The local real estate market was on the quieter side this week, reporting 2 new sales in Pebble Beach, 3 in Carmel, as well as 2 closings in Pebble, 3 in Carmel, and 1 in the Preserve.  Below please find a recap outlining this activity:

The 2 closings in Pebble Beach this week were an updated traditional home near the Pebble Beach Golf Academy and Stevenson School which sold for 20.2% off list price at $2.275M after 8 months on the market and a Ranch style remodels opportunity in the Upper Forest (sale price: $1.142M; 18% off the original list price or 4.8% off the most recent list price, DOM = 169.  Canning Properties Group represented the top new sale in Pebble this week: a meticulously maintained end unit at Spanish Bay Circle overlooking the 12th Fairway, which went into contract after less than 2 months on the market with an ask of $3.175M.  The other new sale in this region was a remodeled Mediterranean-inspired home with ocean and golf views in Country Club West which was actively listed for only 2 days (list price: $2.395M).

 

There were 3 closings in Carmel this week – a large Mid-Century compound on 1.5 acres with ocean and valley views sold for 41% off the original list price or 21% off original list price at $3.05M (DOM = 197), an oversized recently constructed cottage in the Golden Rectangle (11.9% off the original list price or 1.7% off most recent list price, DOM = 83), and a remodeled 1970’s build on Carmel Point which sold for 29.6% off the original list price or 3% off most recent list price after 1 year on the market.  New sales included a contemporary build on Carmel Point tucked just behind Scenic Road, which was on the market for almost 1 year (list price: $6.995M), a cozy quintessential cottage ideally situated near town/the beach listed for $2.395M (DOM = 10), and a mid-century remodel opportunity in NE Carmel (DOM = 135, list price: $1.45M). 

 

A 5-year-old Modern style home in the Preserve sold off-market this week for a 6.4% discount off list price at $3.925M.  There was no other activity to report in the Preserve, Quail, or the Highlands this week.
