Two closings in Pebble this week included a newly constructed contemporary build near the Lodge, which sold at an 11% discount off list price after 3 weeks on the market (sale price: $8.85M), and a Mediterranean build in the Upper Forest which was on the market for less than 3 weeks (sale price: $2.55M, 2% off list price).  There was 1 new sale in Pebble – a centrally located remodeled ranch style home which was on the market for 2 months (list price: $1.45M).

 

Carmel had a hot streak this week and rang in 4 closed escrows in addition to 10 new sales.  Closings this week consisted of an ocean view Mediterranean near the Carmel Mission which sold for $2.889M (7% off most recent list price or 8% off original list price) after 7 months on the market, a 90’s-built home with guest structure near Mission Trails Park and the Forest Outdoor Theater (sale price: $2.05M, 14% off list price, DOM = 245), a 12-year-old cottage located 4 blocks from the beach in the Golden Rectangle which was on the market for 1 month (sale price: $2.125M, 5% off most recent list price or 7% off original list price), and an oversized updated vintage 2 story cottage which sold for full price ($1.375M) after listed for 1 month.  The 10 new sales this week in the region included: a tastefully updated ocean view home with guest house in Carmel Point (list price: $6.6M, DOM = 151), a renovated ‘80’s contemporary home with views in NW Carmel which was on the market for 5 days (list price: $4.25M), a Tescher designed craftsman in the Golden Rectangle (list price: $2.995M, DOM = 16), a vintage post-adobe in Carmel Point with views of River Beach and the lagoon (list price: $2.995M, DOM = 64), a ranch style home in Hatton Fields sited on a park-like lot which was on the market for just 3 days (list price: $2.75M), a classic board and batten charmer in NW Carmel which was listed for 1 week (list price: $2.395M), a cozy updated vintage 2 bed/2 bath in NE Carmel (list price: $1.595M, DOM = 16), an remodel opportunity with abundant water fixture credits on Highway 1 (list price: $1.299M, DOM = 239), a dated oversized home in NE Carmel (list price: $1.295M, DOM = 47), and a small vintage cottage in NE Carmel in need of TLC (list price: $915K, DOM = 96).
