We would like to wish everyone a Happy Father’s Day this weekend. If you are in town Carmel has its annual ‘Run in the Name of Love’ 5K and 2K walk in Carmel-by-the-Sea. The market had a steady week across the board as Carmel slightly edged Pebble for most activity. As always, a few highlights from the week below.

Pebble Beach’s market slowed somewhat this week with 3 closed escrows and 3 new sales – down from the high of 6 and 4 respective sales of last week. The top closed escrow was a recently built Mediterranean home with expansive ocean views, just above the Lodge that sold for full price of $9.5M after only 5 days on market. The other closed escrows included an updated home in Country Club West that sold for full ask of $1.44M and a traditional fixer in Upper Forest that closed at $840K (7% off list price). The top new sale came from Central Pebble Beach – a custom remodeled ocean view estate on Ronda, listed at $4.9M. The two other new sales included a completely remodeled home in Country Club West listed at $1.95M and a remolded two-story Craftsman in Upper Forest listed at $1.656.

Carmel had some new action this week with 5 new sales and 1 closed escrow. Carmel’s lone closed escrow this week was a warm remodeled home in Northeast Carmel that closed at $1.875M (6% off list price). The top new sale came from the Golden Rectangle – an ocean view home blocks to the beach listed at $4.295M. The other new sales included a redesigned home in Southeast Carmel listed at $3.595, a bungalow on San Antonio listed at $2.73M, a charming cottage on Lobos listed at $1.408M, and an ocean view cottage in Northwest Carmel listed at $1.299M.

Quail Lodge had one closed escrow this week – a single level home just off the 8th green that sold at full ask of $2.195M. We’re impressed by the strong demand in Quail of late. No signs of slowing either.

The Preserve saw some action this week as well with one closed escrow – a 5 bedroom estate, past the Golf Club, that closed at $3.825M (4% off list price) with just 1 day on the market.

No news to report in the Carmel Highlands area this week.
