Two homes closed in Pebble this week: a custom Contemporary on a little over an acre in the Central Pebble region (sale price: $4M, 4.8% off list price) and a 1920’s-built Mediterranean in Country Club West which sold for 5.8% off list price at $2.35M.
Carmel outpaced the surrounding areas this week with 1 new sale and 4 closed escrows. Canning Properties Group is honored to represent the sellers and buyers of Casanova 2 SW of 13th, a beloved family home located minutes from the beach and town which will continue to be cherished for generations to come. This 1960’s-built fixer-upper sold for 13.5% off list price at $2.25M. The top closed escrow in Carmel this week was a remodeled cottage near downtown which sold for $15K above list price at $2.71M after just 4 days on the market. Other closings included a charming vintage home tucked behind the Carmel Mission (sale price: $2M, 12.9% off list price) and a cottage on the corner of Guadalupe and Ocean Avenue which sold for $1.595M (12.5% off list price). The lone new sale in Carmel this week was a comfortable home with separate guest house on 1/3 acre in Hatton Fields listed for $2.595M (DOM = 88).
Highlands oceanfront activity woke up this week; 156 Hwy 1, nestled in the hillside of Wildcat Cove, went into contract after over a year on the market. Worthy of note this home was originally listed at $8.999M and reduced incrementally to $5.65M.
Two homes sold in Quail this week – a dated 1970’s build with separate guest quarters closing at $1K above ask for $1.596M, and a mid-century modern remodel opportunity at $50K above list price for $975K. Both sales were on Valley Greens Circle and each was on the active market for roughly two weeks.
