With 4 closings and 7 new sales in our local market this week, we had an overall steady first month to the year. Below please find a recap of the activity in our regions:
Pebble had 1 closing and 2 new sales, all in the low $1M’s this week. A remodeled ranch style home in Country Club West sold for 4% off list price (or 11.4% off original list price) for $1.21M. Another updated rancher in the same subregion went into contract after 2 months on the market (list price: $1.399M; original list price: $1.445M) as did a remodeled 1940’s build in Upper Forest (list price: $1.295M) which was listed for approximately 6 weeks.
The top closed escrow in Carmel this week was a vintage home on an oversized lot on prized Scenic Road, which sold for $6.3M (22.1% off original list price or 16% off most recent list price) which was on the market for roughly 5 months. The other closing in Carmel was a tiny 800 square foot cottage with renderings for a 2 bedroom/2 bath on the boundary of NE Carmel/Carmel Woods which sold for $945K (5% off list price) after 3 months on the market. New sales consisted of a mid-century compound on 1.5 acres in Hatton Fields with an ask of $3.9M (reduced from $5.25M, DOM = 197), an oversized cottage 3 blocks from the beach (list price: $2.95M; original list price: $3.295M, DOM = 83), a completely renovated home near town on the edge of NE Carmel (list price: $2.1999M; original list price: $2.1M) on the market for 2 months, and an updated 70’s-built cottage with distant peeks of the ocean with a list price of $949K (original: $1.195M, DOM = 91).
The Highlands woke up this week with 1 closed escrow and 1 new sale. A 90’s-built custom Mediterranean with ocean views on San Remo Road sold for $2.4M (35% off original list price or 20% off most recent list price) after approximately 1 year on the market, and a rebuild opportunity with plans and renderings on the east side of Spindrift went into contract (list price: $1.395M, original list price: $1.595M, DOM = 156).
There was no activity to report in Quail or the Preserve this week.
