Pebble had a productive week with 3 closed escrows and 3 new sales. Closings this week consisted of a 70’s-build in need of updating located on the 18th fairway at the MPCC Dunes course which rang in at $1.42M (11% off list price, DOM = 14), a remodeled Ranch style home including a 2 bedroom accessory dwelling unit (sale price: $1.5M, 3.2% off list price, DOM = 129), and a partially updated fixer on Congress Road on the market just shy of 2 months (sale price: $1.052M, 8.5% off list price). Canning Properties Group is honored to represent the top new sale in Pebble Beach this week; a cherished family townhome at the Residences with an ocean view deck and convenient proximity to the Lodge, Beach Club, and amenities (list price: $4.5M, DOM = 6). The other new sales included a remodeled 1960’s-built Contemporary on 1.5 lush acres on coveted Venadero Road in Central Pebble (list price: $3.495M, DOM = 207) and a partially updated Ranch style home near Spanish Bay (list price: $1.265M, DOM = 101) also went into contract this week.
Carmel maintained pace with 3 closings and 2 new sales this week. Worthy of note, all 3 of these closings were below the $2M mark as the bottom of the market continues move. The top closed escrow was a cozy vintage cottage in NW Carmel that sold after only 2 days on the market at $1.85M (7.3% off list price). The other closed escrows included a quintessential English style home just NE of downtown (sale price: $1.829M, 8.3% off list price, DOM = 140) and a fixer in Hatton Fields on the market for less than a month (sale price: $1.175M, 11.3% off list price). A remodeled Tudor style home in Carmel Point which was listed for approximately 1 year (list price: $2.988M) and a classic board and batten cottage ideally located in the Golden Rectangle (list price: $2.296M, DOM = 134) were Carmel’s new escrows to report.
Carmel Highlands saw 2 closings and no new sales this week. The top closed escrow was an iconic 1930’s built Spanish style oceanfront estate nestled into the hillside of Wildcat Cove on the market for 1 year (sale price: $5.2M, 7.9% off most recent list price and 42% off original list price). The other closed escrow was a remodeled home with guest studio near the Highlands Inn that recorded at $1.2M (3.9% off list price) after 6 weeks on the market.
